GARAGE
PROBLEM
Customer's garage was slowly deteriorating from the bottom, so they asked us to repair the damage, also to prevent rodents from entering the property.

Evanston Masonry rebuilt the garage column to look like new again!
Lintel Replacement
Above your windows and doorways, there is a structural member supporting the weight above it (the Lintel). If you see cracks in your walls coming from this area, you'll need us to replace the Lintel. If you don't, you may run the risk of moisture penetrating your building and creating even more damage and/or corrosion later.
PROBLEM
Customer called with concerns of a family of mice entering their stairwell under their corroded picture window. Also, the lintel on the same window (pictured, left) was allowing water to enter the home.
SOLUTION_
Evanston Masonry rebuilt the customer's balustrade (pictured, right). The window was replaced with glass blocks to allow light and to give the stairwell an amazing new look! Rodent problem, gone.

Parapet Rebuilding
On flat or barrel-shaped roofs, the Parapet is what the roof is attached to. It starts from the roof and is built upward as a short wall. Over time, moisture penetration can cause this part of your building to "tip" or lean. We can coordinate with either your roofer or our roofer to ensure that your Parapet is secure for years to come.
Here, Evanston Masonry rebuilt all of the second floor masonry and replaced all of the lintels complete with the appropriate flashings. All of the problems were solved and the property was left with fabulous curb appeal!

Rebuilding Multi-Unit Frontage

This project was a total upgrade. We replaced defective lintels, rebuilt a section of parapet wall and replaced the front entry balustrade, power washed the frontage and all stone trim, tuckpointed the building 100% and replaced all windows. Now it looks as nice as it was the day it was built.

Here we removed the entire 100 foot long, four story frontage which consisted of a twelve-inch wall (3 full wydthes of brick), removed all of the vertical and horizontal structural steel while temporarily supporting all of the concrete decking. Following the demolition our crew installed all new structural steel, brick work, limestone and new thermally insulated windows. We set up a temporary heating system, worked through the winter and came in on schedule much to delight of the nursing home owner.

I-Beam Replacement
We demolished our customer's parapet above their garage door allowing us to remove the corroded I-beam. We then installed a new I-Beam and rebuilt the parapet same as original.

A TYPICAL REPAIR IN THIS AREA

Shown here is a typical tuckpointing job many homeowners experience. Unsightly, damaged bricks are covered up with mortar to try to stop water from entering the home. Also, the homeowner wants to keep the home looking good, so they paint the mortar. As you can see, after just a couple of years, the tuckpointing (and paint job) has already worn down. You can see the cracking but you can't see exactly where the water was coming into the home. The owners became tired of their issue and decided to call Evanston Masonry!

In the middle, you see the condition of the old, deteriorating brick underneath.
On the right, you see the amazing look of new bricks with the proper flashing installed to help prevent water from entering the home (look closely for the white vinyl piece between the old bricks and new).

We solved our customer's problem by replacing the tattered, old, decaying tuckpointing job with new bricks and vinyl flashing to help prevent water seepage!
